How a probate valuation works

A defensible written figure, in days not weeks.

Step 1

Inventory or photo brief

Send us whatever you have — an executor's inventory list, a few photos of the boxes, or just an address and a date we can visit. We'll tell you immediately whether photos are enough or whether the estate warrants a site visit.

Step 2

Written valuation with comparables

Within 5 working days you'll receive a written valuation citing recent comparable sales for every notable book — the evidence base HMRC and beneficiaries will want to see. Urgent estates can be turned around in 48 hours.

Step 3

Optional offer to purchase

The written valuation is yours regardless. If the estate then chooses to sell rather than auction or distribute, we'll make a formal offer at the valuation figure and settle by same-day bank transfer on collection.

From executors and solicitors

Estates we've valued, accepted by HMRC

★★★★★

"We were administering an estate and needed a probate figure quickly. Got the written valuation back in 4 days, with comparables. HMRC accepted it without a query. Brilliant service."

— Mark, Solicitor, London · Probate valuation

★★★★★

"As executor I was completely out of my depth on the comic side of the estate. Fantasy Road's written report was clear, evidenced, and HMRC didn't push back at all. The fee for selling to them in the end was very fair."

— Sarah, Executor, Edinburgh · Probate valuation

★★★★★

"Used Fantasy Road for two estate valuations now. Both times the report arrived inside a week, both times the figure stood up to scrutiny. They're our default referral for any estate with a comic collection."

— Jonathan, Probate solicitor, Bristol · Probate valuation

Common questions

What people ask before getting in touch

Is the probate valuation free?
Yes. We provide free written valuations to executors and solicitors as standard. We charge only when a formal RICS-style report is required for a contested estate or court submission — and we'll always tell you upfront if your case needs that.
Will HMRC accept your valuation?
HMRC accepts valuations from "a person experienced in valuing the relevant kind of property." We're the UK's largest specialist comic book buyer — every valuation we issue cites comparable recent sales, so the figure is defensible if HMRC requests evidence.
Do I have to sell the collection to you to get the valuation?
No. The written valuation is yours to use however the estate needs it — including selling at auction, dividing between beneficiaries, or transferring as an asset. There is no obligation to sell to us.
Can you turn round a valuation quickly? The estate is on a deadline.
Yes. Most written valuations are turned round within 5 working days of us receiving photos or seeing the collection. Urgent cases can be 48 hours.
Do you visit, or work from photos?
Either. For collections under ~200 books, photos and an inventory list are usually enough. Larger or higher-value estates we visit in person across the UK at no charge.
